Roof repair & leaks.

Water stain on the ceiling? Missing shingles after wind? We look for the likely source before we quote a fix — and recommend a repair when a repair makes sense.

Water coming in right now? Don’t wait on a form. Call (847) 730-4026.

How it works

How AAA handles it.

01

Tell us where it shows up

Where the water appears inside and when it happens helps narrow the search.

02

We look at the likely sources

Flashing, pipe vents, valleys and the shingles around them — by hand, plus drone photos where we're able to fly.

03

You see what we found

Photos of the area and a plain explanation of the fix we recommend.

04

We fix it

Repair scheduled with our crew; if repair isn’t sensible, we’ll say why.

Before the work · Know what to discuss

Start with the concern. Then define the repair.

Tell us what changed, when you first noticed it and whether it happens during particular weather. A ceiling stain is useful information, but it does not by itself identify the entry point. The inspection should connect the visible concern to a specific recommendation.

Bring the history

Save photos of the affected area and note whether the problem is new, recurring or connected to earlier work. Mention any previous patch or repair. Keep observations separate from guesses about the cause.

Understand the recommendation

Ask which area the repair addresses, what material is being replaced and what is outside the scope. If matching existing materials is difficult, discuss the appearance before work starts. A focused repair is not a promise about every part of an older roof.

Know what happens next

Review the proposed work and any access needed inside or outside. Ask what completion photos or follow-up information will be provided. If the same concern returns, your saved photos and written scope give the next conversation a useful starting point.

  1. 1

    Chimney flashing

Metal where the chimney meets the roof. Gaps, rust or failed sealant here are a common leak source.

  2. 2

    Pipe vents & penetrations

Rubber boots around pipes crack with age and sun. Hail can dent or split metal caps.

  3. 3

    Ridge

Ridge cap shingles cover the peak. We check for lifted, cracked or missing caps.

  4. 4

    Shingle field

The open slopes: hail bruising, granule loss, wind-creased shingles and general wear.

  5. 5

    Valley

Where two slopes meet, water runs heaviest. Worn or poorly cut valleys leak.

  6. 6

    Skylight flashing

Seals and step flashing around skylights — a frequent source of drips on the ceiling below.

  7. 7

    Eaves & gutters

Roof edges, drip edge and gutters. Dents on gutters and other metal can help document that hail hit the property.

Still unsure? Call (847) 730-4026 — or send a request below and we’ll call you.

Not necessarily. A localized opening or worn roof material can let water in. An inspection helps identify the source and whether a repair or a broader scope is appropriate.

From a safe indoor location, photograph the stain and note the room, when it appeared, and whether it changes during rain or snowmelt. Stay off the roof.

Ask which areas the inspection covers. A focused leak investigation does not establish the condition of roof areas that were not inspected.
